Where the big rental contracts catch people.

Most Ottawa homeowners never chose their rental company — the builder or the previous owner did. Here’s what those agreements typically look like next to ours. Terms vary by company and by year, so always check your own contract.

Length of contract

Big providers: long initial terms are common — 10 to 15 years on builder-installed tanks, and some agreements run indefinitely until you buy out or return the tank. Mr. Rental Tank / Vista: a fixed 12-year term with the end date on the page. Unsure? Ask — we never hide it, and it’s in writing when you sign.

Getting out early

Big providers: a buyout tied to the years left on the term, plus a pickup or removal charge. Mr. Rental Tank / Vista: buy out any time; the amount is your monthly payment times a multiplier from the buyout schedule published for your term, plus a $49.95 account-closure fee, so it drops every year.

What happens at the end

Big providers: the tank stays theirs and the bill keeps coming month to month. Mr. Rental Tank / Vista: after month 144 payments stop and the tank becomes yours for a nominal $49.95, plus the closure fee and HST.

The monthly rate

Big providers: annual increases are written into the agreement and tied to inflation plus a margin — approx. the greater of 3.5% or Ontario CPI at Reliance, approx. CPI + 2% at Enercare (Enercare confirmed up to approx. 3.9% for 2026) — and a replacement tank often restarts the term at a new rate. Mr. Rental Tank / Vista: a competitive starting rate and an annual adjustment of approx. 3.5% flat, printed on the agreement before you sign. All percentages are approximate, as published at the time of writing, and can change — check the current agreement.

Who you deal with

Big providers: a national call centre, and often a subcontractor at the door. Mr. Rental Tank: our own technicians from Nepean, and Vista Services in Ottawa for the billing.

The old tank

Big providers: you arrange the return or pay for pickup. Mr. Rental Tank: we take it away, return it for you, and keep the paperwork.

The process

How a switch works.

  1. Tell us who you rent from

    The company name and the year on the tank label are enough. We’ll explain the buyout or return terms in plain language. Our partner Vista Services acts as your agent for the switch and, if necessary, legally indemnifies you against removal charges from the old provider.

  2. Pick rent or buy

    We quote a monthly rate with us and a purchase price, side by side. You choose.

  3. One visit, no gap

    Old tank out, new tank in, tested, in two to three hours on the scheduled day.

  4. We return the old one

    We take it back to the other company and keep the paperwork on file in case you ever need it.

Same tank. Different company.

The tanks the big rental companies install are the same John Wood, Giant, Rheem and GSW units we install, with the same manufacturer warranty. What changes when you switch is everything around the tank: the person who answers, how fast the truck comes, and what your rate does year over year.

Switching questions

Can I get out of my contract with Reliance, Enercare or another rental company?

Usually, yes. Depending on the age of the tank there may be a buyout amount or simply a return. Call us with the company name and the year on the tank label and we'll walk you through exactly what it looks like before you decide.

Who returns the old tank?

We do. We disconnect it, take it away on the install visit, return it to the rental company and keep the paperwork on file for you.

Will I be without hot water during the switch?

No. The new tank goes in on the same visit the old one comes out — two to three hours.

How long are your rental agreements?

12 years. The term, end date and buyout schedule are printed on the agreement before you sign. If you're ever unsure of your term, ask us — we never hide it, and you'll have it in writing. The difference from a big-provider rental isn't just the length — it's that payments stop at the end and the tank is yours, instead of month-to-month forever.

Why are your rates lower?

We're a local division of Home Service Group with our own installers and trucks, not a national call centre, and our lease-to-own partner Vista Services bills by pre-authorized payment, which keeps overhead down. And the tank is yours at the end — the big providers rent it to you forever.

Will my old rental company charge me removal fees?

If they try, Vista Services — our lease-to-own partner — acts as your agent and, if necessary, legally indemnifies you against equipment removal charges and fees. That's part of the program.

Can I buy a tank instead of switching rentals?

Absolutely. Many people use the switch as the moment to own their tank outright — no monthly payment at all. We'll quote both.
